Why this calculator exists
Almost every South African bank has a "bond calculator" on their website, but they're all built to sell you a home loan. The numbers are accurate, but the journey is designed to push you towards an application form. We wanted something different: a calculator with no sign-up, no email gate, and no upsell, just the maths, in rand, with the lump sums and extra payments that actually matter to South African homeowners.
How the calculation works
Every bond on this site uses the standard reducing-balance amortisation formula, the same one Standard Bank, ABSA, FNB, Nedbank, SA Home Loans and Investec use to compute your monthly repayment.
The minimum monthly payment is calculated from:
P = L × ( i × (1+i)n ) / ( (1+i)n − 1 )
where L is the loan amount, i is the monthly interest rate (annual rate ÷ 12) and n is the number of months in the term. Each month the interest portion is calculated on the outstanding balance, the principal portion reduces the balance, and any extra monthly amount or lump sum is applied directly to principal, exactly the way your bank's daily-balance calculation works in practice.
What's included, and what isn't
Included: principal, interest, extra monthly payments, recurring lump sums, year-by-year breakdown, total interest, interest saved, time saved.
Not included (yet): bank monthly admin fees, life insurance, homeowner cover, bond initiation fees and bond registration costs. These vary by bank and product, so we leave them out to keep the headline figures clean. You can find them itemised on your bank statement or quote.
Variable interest rates, payment holidays and refinancing scenarios are on the roadmap.
Independence
We're not affiliated with any South African bank, broker or originator. There are no referral kickbacks. The site is supported by display advertising, which is the only thing keeping it free for everyone, but no advertiser influences the calculator output or the editorial content.
Privacy & data
Bond calculations run entirely in your browser. The amounts you enter are sent to our server only to perform the calculation and are never logged or stored. We use Google Tag Manager and Google Analytics for aggregate, anonymised traffic measurement, see our Privacy Policy for details.
Accuracy & corrections
Every result is reproducible. If you spot a discrepancy with a bank quote, the most common reasons are (1) the bank's quote includes monthly fees and insurance, or (2) the bank applies interest on a true daily basis while this calculator approximates with monthly compounding. The two methods diverge by a few rand per month over the life of a typical bond.
If you find an actual maths error, please send us a note, corrections are taken seriously and applied quickly.
Who built it
Bond Calculator SA is built and maintained by a small team of South African software engineers with backgrounds in fintech, who got tired of the bloated, ad-heavy bond calculators littering the web. We use the tool ourselves, which is the simplest reason it stays fast, mobile-first and ad-light.
